Florida has recently enacted a state-wide structural inspection program that mandates condominium and cooperative associations to undergo phase one milestone inspections within a short timeframe if they meet any of the following criteria:

The building is three stories or taller
It was constructed before 1992
It is located within three miles of the coast and was built before 1997.

The Milestone Inspection Process

The Milestone Inspection Process consists of two distinct phases, each requiring its own allotted time.

Here is a concise outline of what you can expect during the process and the approximate timeframe for each phase.

Milestone Inspection Services

Assessment FEE $500.00

Phase I Milestone Based on Assessment

Phase II Milestone Based on Assessment

We offer a complete suite of Engineering Services including all Structural, Construction, Pipeline and Plumbing Evaluation, Design, Inspection, and Certification.

We would conduct an onsite interview and preliminary inspection to determine the MILESTONE INSPECTIONS required. A one (1) time fee of $500 collected would be deductible from any of the subsequent services provided.

Please have the following available at time of the Assessment:

Certificate of Occupancy
Construction Plans and Specifications
Local, County or State Notifications, Warnings or Violations
Pictures and/or narratives of any existing issues
General access to the property (Individual Domiciles only required during Phase I & Phase II Inspections)

Property Inspection Determination

We will assist you in determining whether your property falls under the purview of the law. If you already possess a Notice of Inspection, prompt action is essential, as you have a limited 180-day window to complete the initial step.

Schedule and Conduct the Inspection

A qualified structural engineer will carry out a visual inspection of your property. The inspector will assess your building to ascertain whether it exhibits “Substantial Structural Deterioration,” as defined by the new Phase One requirement. If such deterioration is found, a more detailed Phase Two inspection might be necessary.

Structural Integrity Reserve Analysis

A comprehensive reserve study will be conducted to evaluate and establish the Association’s reserve budgets for significant maintenance projects.

State Filing

The building owner, condo/cooperative association, and local building safety official will receive a sealed copy of the inspection report.

Prepare for the Next Steps

Based on the inspection findings, prepare for subsequent actions and devise a plan to ensure ongoing compliance.
